What we look for….

  • Current Owner details
  • Unit entitlement of the lot
  • What the current levies are for the lot
  • Where are the levies paid up to
  • Current financial position
  • Past, current or proposed special levies payable
  • How much money is in theCapital works fund and/or Admin Funds
  • Expenditure history
  • Any current legal matters
  • Any disharmony in the complex

Unique Reports

We have completed 100’s of reports and no two reports are the same, but every report is prepared based on the facts provided in the records and with at least five years’ worth of history.  We rely on the Strata Managing agent or secretary of the complex to provide us with the records, these records may be incomplete or disorganised making it difficult to ensure that we have sighted each and every document.

We undertake reports on Residential, Industrial and Commercial Strata Plans, Community & Neighbourhood Associations, Building Management Committees and Company titles.

  • Annual Fire Safety Statement
  • Work Health and Safety Report
  • Asbestos Management Report
  • Capital works Fund Forecast Report

  • Proposed agendas for meetings
  • Minutes of meetings
  • Registered by-laws for the complex and any current pet by-law
  • Any major proposed expenditure

Inspection Appointments

In accordance with the Act we require a written authority from the Owner of the property or their agent to inspect the records.   Generally in the Sydney Metropolitan when making appointments with Strata Managing Agents, appointments are made the following business day or at most 2 business days. We provide a 24 hour turnaround on our reports however, this may be delayed due to a complex being self-managed, delay in written authority for the inspection or lack of appointments at the office of the Strata Managing Agent.
